Single Defect Reports

The single defect report is most commonly required by existing home owners, landlords or Property Managers who have been made aware of a problem affecting a particular part of a property and who require a bespoke report and advice on a specific matter that has been drawn to their attention.  Recent examples of such reports include the following:

  • Investigating and advising on persistent, significant dampness affecting a ground floor flat in Tregony.

  • Investigation of a roof leak to a commercial property in Central Square, Newquay.
  • Investigating the cause of dampness affecting a brick gable end wall to a property in Trispen and advising on repair options to manage or remedy the matter.
  • Providing a report to a management company on the condition of flat roofs to three blocks of flats in Newquay, illustrated with colour photographs and advising on routine overhaul/repairs to keep the roofs serviceable until planned renewal.
  • Providing a report on the condition of two chimneys to a rural property near Truro and advising on the cause of damp ingress and possible repair options.
  • Reporting on the cause and significance of render cracking to a newly renovated property at Tehidy near Camborne and advising on necessary repairs.
  • Reporting to a Management Company on the cause and significance of movement cracks affecting a block of flats in Truro.
  • Providing a report on the condition and life expectancy of a timber balcony structure to a property in Polzeath.
  • Providing a report on a bungalow in Fraddon to identify and confirm the method of construction to the main walls.  Following our inspection, we were able to confirm that the property was of pre-cast sectional reinforced concrete construction to a Cornish Unit specification.
